They require accurate advice, a thorough understanding of Victorian building legislation, and a proactive approach that identifies risk early and avoids the delays that come from non-compliant or incomplete documentation.

Whether you're delivering a commercial development, multi-unit project or architecturally designed home, Bayside Permits provides the specialist knowledge and clear, independent guidance needed at every stage, from planning through to approval.

Our Permitting Approach

Building Permits

Building Permit Expertise for Commercial and Premium Residential Projects

Commercial developments and architecturally designed homes require more than a permit.

They require a building surveyor who can identify issues early, provide clear advice, and help keep projects moving through the approval process.

With almost 20 years of experience as a Registered Building Surveyor, Luke assesses each project against the National Construction Code and Victorian building legislation, providing independent advice backed by technical expertise and a trusted network of contract building inspectors.

Working closely with developers, architects, designers and builders, Bayside Permits helps identify compliance issues before they become costly delays, providing practical guidance throughout the building permit process.

From reviewing documentation and coordinating inspections to advising on compliance requirements, Bayside Permits delivers the specialist expertise needed to support complex commercial and premium residential projects from planning through to approval.

Statutory Functions

Why Building Permits Matter

In Victoria, almost all building projects, from new homes to extensions and renovations, require a building permit before any work can begin.

At Bayside Permits, Luke assesses your project to confirm it is legally approved and compliant with all applicable regulations.

We handle the statutory requirements: permits, reports, and inspections that confirm your build meets the Building Act, Regulations, National Construction Code, and Australian Standards.

Without these approvals, building work can't start, and your project can't be legally occupied.

As a privately practising Registered Building Surveyor performing a statutory function under the Building Act 1993, Luke's role is to protect the public interest by ensuring everything is assessed correctly and by the book.

We don't design or manage your project, instead, we focus solely on providing ethical, transparent, and professional permit services that give you peace of mind.
